What a Condominium Board Should Ask Before Approving a Renewal

A short list of questions that produces a defensible decision record, regardless of which proposal the board selects.

Boards are frequently asked to approve a renewal on the basis of a premium comparison. Premium is the least informative number in the packet.

Better questions: what basis does the windstorm deductible apply to, and what is the estimated dollar exposure? What valuation does the program assume, and how old is the appraisal behind it? What changed from expiring terms? What does the board believe is covered that is not?

The purpose is not to second-guess the broker. It is to produce a record showing the board understood the program it approved.
